We begin the property selection process with a thorough location analysis. Once we identify a location, we move on to product analysis which determines what product suits this location: commercial or residential.

Once location and product has been identified, we set out to bring the best price possible to our investors. Our target is 20% to 30% below the market value.

Work

A crucial factor for rental yield or capital gains is the supply for offices within a 1km radius. We do an in-depth assessment on whether there is strong commercial activity in a location, which would translate to demand for housing.

Leisure

​

We then assess the retail and lifestyle facilities surrounding the property. A sign of a healthy location is the current availability for places of leisure.

Transit

​

Developments that are transit oriented contribute to sustainable communities. It is a major factor in our project selection as there is rising investor demand for such properties.

Underwrite

By underwriting a property, we secure the units upfront at lower prices from the developer. That is how our investor reap the benefit of attractive, below market prices. After offering to our investors, G-Vestor will buy up all the remaining units. That’s how much we believe in our offering.

Underwriting allows us to establish a strong relationship with developer. Through this, we are able to structure better cash flow positions for our investors. This translates to less cash upfront and better leverage for investors.
